What is included with a barndominium shell?
Every barndominium shell includes 12-gauge galvanized structural framing, 26-gauge exterior wall and roof panels, and approximately four-foot column spacing. Delivery and professional installation are included when stated in your written estimate.
Doors, windows, porches, lean-tos, anchors, trim, engineering and other selected features will be identified individually in your project estimate.
Does the advertised price include a completed home?
No. A barndominium shell is the exterior structural building package. It is not a completed or move-in-ready home.
Unless specifically stated in writing, shell pricing does not include interior framing, insulation, plumbing, electrical, HVAC, cabinets, fixtures, flooring or interior finishes.
Are delivery and installation included?
Delivery and professional erection are included with qualifying packages when specifically shown in your written estimate. Availability and pricing vary by project location, installer coverage, building size and current production schedules.
Does my building need a concrete slab?
Barndominium shells and most enclosed garages or shops are generally installed on a properly designed concrete foundation. Open carports and certain agricultural structures may be eligible for installation on another approved level surface.
Foundation requirements must be confirmed before the building is ordered or the slab is poured.
Can the building be customized?
Many buildings can be customized by changing the dimensions, height, colors, roof style, doors, windows, porches, lean-tos and other available features. Engineering and installation limitations may apply to certain configurations.
Can the shell be insulated and finished as a home?
Yes, when the structure, foundation and interior construction are properly designed for residential use. Insulation, moisture management, air sealing, HVAC sizing and interior framing should be planned before finish-out begins.
All residential work must comply with local codes, permits and engineered requirements.
Do I need engineered plans or a permit?
Requirements vary by property and jurisdiction. Customers should contact their local building or permitting department before ordering. Site-specific engineering may involve an additional cost when required.
How should I prepare my property?
Your site must be accessible, level and properly prepared before delivery. Required work may include clearing, grading, drainage, driveway access, foundation construction and utility planning.
Installation crews must have adequate space to safely unload and erect the structure.
How long does delivery and installation take?
Production, delivery and installation timelines vary by building type, project location, customization, engineering and installer availability. Your estimated timeline will be discussed during the quoting process.
Are garages, shops and carports built to the same specifications?
Not necessarily. The 12-gauge framing, 26-gauge exterior metal and approximately four-foot column spacing described above apply specifically to our barndominium shell packages.
Other structures may have different framing, panel gauges and spacing depending on the building's size, intended use, engineering requirements and selected options.
